Who are CASAS almeria... and what can we do for you?

We are a totally Independent family run estate agency and abogada (Spanish solicitor) focused primarily on finding you the right property, ensuring everything is legal and making the purchase as simple as possible for you. 

Our key product used to be Cortijos – old Andalucian farmhouses – which can be in various states of repair from total ruins through to fully "reformed" farmhouses.  Many cortijos have considerable amounts of land, frequently between 3,000 and 30,000 sqm.

However over the years demand has outstripped supply and we now sell an increasing number of Villas and Apartments most of which are resale or newly completed properties although interest is also starting to show again for bespoke built off-plan houses so we stock a wide selection of plot sizes and locations to meet every need.   Another more recent source has been 'Bank-owned' houses - these are either repossessed properties or sometimes new builds that have been taken from builders and developers in lieu of outstanding debts.    Bank properties can be especially attractive from a financial point of view in that mortgages are far easier to obtain and can frequently be up to 100% (subject to applicant status of course).

However we are not limited to just our current listing of properties.  Our aim is to find exactly the right property for you, so if we don't have it then we will go and look for it.  We work closely with several other local agents and hence have a wide range of properties to choose from.  If you can find it on the internet then we can probably arrange to show it you!   The advantage of this is that you do not need to go trawling around loads of different agents to view the different properties - just send us the list and we will organise everything making it so much simpler and far less hassle for you.

Casas Almeria was initially formed as a result of our resident English speaking solicitor (one of only a few in the area) discovering that the majority of her clients were hitting problems with the purchase of their new homes in the area. On the older properties there can frequently be outstanding debts or ownership issues which means the purchase is not quite so straightforward as buying a completely new property.  More recently the issue of 'Illegal houses' has cropped up which can add further complication to the purchase process.

She and her husband (a qualified estate agent) therefore decided to make things a lot easier for both themselves and their clients by offering an estate agency service where all the initial "Searches" were done prior to putting the property on the market. If there are any major problems then they will not market the property.

Obviously this is far better for you, the client, as you will not be wasting time looking at properties which might cause unnecessary work and hassle at a later date.

Also as we have a resident solicitor we are also able to handle a full range of legal services both before and after your purchase. For an example of the types of services available see our Legal section.

As most of the Cortijos or older houses will require varying amounts of building work done we will assist you in all the necessary form filling and applications for approval to build or reform as well as organising a local architect to help you design your new home and draw up plans and getting builders' quotes. This all part of our total service to you.

Likewise if you are building from scratch on a plot we can also help as above with Architects, Builders and all the form filling.

We can also assist with Mortgages, Insurance, Banking, Fiscal Representation, Residencias, Car Hire and much, much more.  In fact we are a "One Stop Shop" for owning in Spain.

We are very keen to provide a totally Personal service aimed at finding you the place that you want.

Many of our past clients tend to become ongoing friends as well – and in the past we have even organised local Spanish classes to help them establish themselves into the area.
