Picked an Agent ?........What Next ?

Thalassa poolThe inspection visit – It is quite common on the other 'Costas' for agents to sell 3 or 4 day Inspection Trips frequently at silly prices just to get you out there. However our approach is that you really need to get to know an area before you commit to what is, after all, a major purchase. If you don't know this region then we recommend spending a few days generally getting to know the area as it does have quite varied landscapes ........ from the rugged hills and mountains to the fertile valleys and long sandy beaches.  It is always best to have someone who knows the area to show you around as it can be very easy to miss those "ideal locations" if you just randomly drive through the countryside.

We can show you some of these better areas (or the type of landscape that most attracts you) and combine this with viewing those properties that meet your specific needs......and all the time we are there to answer all those questions you must have.

During this time we will get to know exactly what you are looking for and target the specific areas and types of property which will be the most suitable for you.

We can discuss the whole process of buying and possibly reforming a property, legal aspects such as Powers of Attorney and Purchase Contracts and if necessary, getting an architect to visit your chosen property to advise on what sort of works and changes can be carried out. We can also arrange for you to get a rough idea on what the costs might be for the necessary work to be done.  If you are looking to build from scratch then we will also introduce you to builders who can show you examples of their work.  If buying a holiday apartment then we can show you around the show homes so you can get a good idea of what you are buying.

As part of the visit we can introduce you to other clients who have already made the move to Spain so you can see for yourself the sort of amazing changes that can easily be made to the old Cortijos to make them into very comfortable family homes and also chat with clients who have bought new builds.

This more leisurely approach to buying a property is an ideal lead-in to the more leisurely and laid back lifestyle in this area…..something you will quickly get used to!

We can help you organise your visit by suggesting suitable Flights, Accommodation and Car Hire as you require.

Flights are normally into Almeria, Alicante or Murcia airports and hire cars can be picked up there - we highly recommend you having a car to see the best of this region.

There are many hotels in this area but most of our clients seem very happy to stay in the local "Hostal" (Spanish for small hotel - not to be confused with a Youth Hostel ! ) in Huercal Overa.  This hotel is in keeping with the area - basic comfortable rooms with ensuite facilities but no ShowerCaps or TV.   We can make your booking for you in this hotel if you prefer.  However if you require something a bit more luxurious then there is a whole range of tourist hotels on the coast.

There is no pressure to actually buy on the visit as everything can be organised once you get back home if necessary. However you should note that the properties being sold are on several agents’ books and as such we can rarely hold them without a deposit being placed. There is always the risk that someone else may step in before you get home.

It is therefore best to be prepared to place a small holding deposit should it be necessary - 3000 euros is usually sufficient.  Obviously it is not safe to carry this as cash and travellers cheques are no longer accepted by the banks in Spain so the best option is online or telphone banking.  Since the start of 2012 most UK banks will now allow you to carry out International transfers online and this is the best solution....but please check with your bank before travelling as they may limit the amount you can transfer.

Placing a holding deposit whilst in Spain is obviously putting you under additional pressure which we would prefer to avoid but it may be necessary for the more "attractive" properties. However please do not force yourself into a contract that you or your solicitor are not happy with.
