These pages show examples of fixed design villas and villa plans that are typical of this part of Spain, however in some cases you can have virtually any design of villa built.

You can have the choice of a villa built to your own specification on an individual plot or you can go for any number of fixed design villas being built by the local builders on various sized "Urbanizacions"

Rather than get involved in large urbanizacions we tend to focus on small groups of villas where there are no more than (say) 20 properties and frequently can be just half a dozen.  This is in keeping with the local environment in the rural areas and keeps the feel of Spanish village life.

These small groups of houses can be one of the most economical ways to get a ready finished house as the builders get economies of scale and some service costs like bringing electricity to the properties will be shared between all the houses in the group.

One point to note about these 'fixed design' villas is that if you buy during the early stages the builder will frequently give you the option to make changes to the design to perhaps make the property larger or add an additional room and thereby adapt it to your specific needs.

However should you want to be more individual then we can always find you a single plot and get a local architect or builder to come up with some suitable ideas for you.  Alternatively you can bring along photos/plans of other villas you've seen or you can design something completely from scratch to exactly meet your needs and dreams.  To give you a start we have pulled together a selection of different villa designs from various builders and architects.  Click here to take a look.

The picture above shows a recently built villa with 3 bedrooms and 2 bathrooms, plus garage and utility room which cost around 120.000 euros to build plus the cost of the land......but it is possible to build smaller villas for a lot less.

Please note that in the Andalucia region they have had some dramatic changes to the planning laws that is restricting new construction on rustic land.  Please see our sections on Building Plots and Planning Laws.  However we now also have some villas in Murcia where planning laws are a little more realxed and in some areas you can build on Rustic land.

Villas being built in Small Groups

We currently have a number of these on our books although we can always find further ones if none of these are suitable for you.   Those in Andalucia are being built on Urban land and as such are not affected by the revised planning laws.

  • Murcia Villas on 5,000 and 20,000sqm plots. Large villas either inland or towards the coast from 256.000 euros
  • Mezzanine Villas in the village of Urcal - selection of 2 & 3 bedroom open plan detached villas from just 139.650 euros
  • Fuente Amarga on the hillside overlooking the valley - new 3 bedroom villa on 22,000m2 plot (completely rebuilt ruin) - 204.000 170.000 euros

Individual Villa designs

We have pulled together a selection of villa plans from various sources to give you some ideas if you want to have an individual villa built.

Please note these plans are not fixed and you can change or adapt any of them to suit your own personal requirements.

Once you have a rough idea of the design you would like we can then introduce you to an architect and builder who can come up with the more detailed plans and an estimate of the overall build cost.
